Moving and Landlords

Life has sort of gotten in the way and we've been busy.  We found a house and we will be moving next weekend so I've been knee deep in packing and getting all the details squared away.  Since we haven't found a new owner for my condo, we have decided to become landlords...I really hope this works in our favor as I have heard horror stories.  Truth is, my condo has been on the market for just about two years.  We don't have a timeline on when it will sell - could it sit for another two years?  My friend Allyson's condo has been on the market for three years now and her price is as low as she can go without giving it away.  The housing market in Louisville is sad, especially for condos and townhouses.

Rich interviewed a potential tenant last night and the meeting went well.  We are now waiting on her list of references and application so we can sort the logistics out to make sure she will be a good fit, is a good person and will pay rent when it's due.  Plus, we don't want someone to move in who will trash my condo or cause us a million headaches with neighbors.  Plus, I love all my neighbors, with the exception of one who ruins it for everyone.  But, other than the "bad" neighbor, I respect everyone else so I don't want to rent my condo to someone who will be throwing loud parties at all hours of the night, be disrespectful and cause a lot of problems.  We want the transition to be as smooth as possible.  Plus, two young kiddos live in the unit next door so we don't need anyone disrupting their sleep.  As much as we want to get out of community living, I will miss my neighbors across the hall and next door.  It will be sad, but I'll have to stop by and visit and show off the baby.

We are so excited for the extra space, the garage, the yard, two guest bedrooms and a nursery for Tyler.
